PREPARATORY SERVICES

These services include permits and hearings, surveying, engineering, tree clearing and well installation.

EXCAVATION

De-stump and strip existing topsoil
Dig and back fill foundation with on-site materials
Install crushed stone in cellar floor area
Install perimeter drains around foundation footings
Install driveway with bank gravel base and processed gravel surface
Install septic system or connect to public water / sewer as required
Machine spread of existing top soil

Services to be determined at time of contract

FOUNDATION

10" x 20" poured concrete footings
10" poured walls with 3000 lb concrete
Sealing and damp-proofing of foundation walls
Cellar windows and / or retaining walls as specified

CONCRETE FLOORS

4" floors poured, leveled and buffed for cellar and garages

FLOORS

2x8 floor joists, l6" o.c. / 24' wide homes
2xl0 floor joists, l6" o.c. / 28' wide homes
2xl2 floor joists, l6" o.c. / 32' wide homes
Truss & I-joist construction per plans
¾" plywood floor decking, Tongue & Groove Fir, glued and nailed
Sub-floor overlay in all areas where vinyl or tile will be installed

WALLS

2x6 exterior wall construction, l6" o.c. with 1/2" wall sheathing
2x4 interior partition walls l6" o.c with l/2"plaster or drywall finish

ROOF

5/l2" Truss or rafter roof for Ranch homes (others available)
6/l2 -12/12 roof pitch for two story homes
9/12- l2/l2 for Cape Cod style homes.
l/2" plywood roof sheathing when roof is l6" o.c.
5/8" plywood with 24 o.c. trusses.
25 year, 3-tab or architectural shingles

INSULATION

Floors R-19, exterior walls R-19, ceilings R-30 or better
Basement stairwells to be insulated as well as all fire-stopping
Interior wall "sound-proofing" is optional
