The following is a breakdown of the steps and work involved in the "Trim Out" of your Modular Home. When purchasing only the Modular Home portion of your work from us, please be aware that the following items are typically areas that still need to be completed.

EXTERIOR SIDING |
Siding of the soffits and the gable ends of your home. On two story homes, the work between first and second story, as well as siding part or all of second story- needs to be completed. Bi-level homes require the front entrance and knee-walls to be sided. |
CARPENTRY |
Mating wall bracing removed, metal straps, nails in openings and openings insulated.
Hang interior doors and install molding in middle of house. Finish installation of exterior doors.
Check operation of all doors and finish any molding work that needs to be done.
Build and install basement stairs, as well as railings.
Install floor insulation.
Other work associated with your particular home. |
SHEETROCK / COMPOUND |
Repair any stress cracks from shipping, sheetrock and tape any archways, mating walls, plumbing or chase openings and inspect pre-finished walls for defects. |
PAINT |
Touch up areas in house where needed with factory primer paint. Finish paint is optional. |
PLUMBING |
Complete water and drain lines between floors and in basement. Tie in to water and sewer connections and two exterior faucets. Test all house lines throughout house for leaks or defects. |
HEATING |
Supply and install (boiler / furnace) heating system and all associated work. Hot water tanks are needed as well. |
ELECTRICAL |
Installation of main service wire and meter box for utility company. Hook up, splicing of pre-wired lines between manufactured boxes, pull chain lighting for basement services and mounting of 200 AMP service (supplied by Dante Builders) in established location. Exterior and ceiling lights will be mounted (if not pre-done), and all house electrical testing. |
CARPET |
Seaming of all mating wall pass-ways, installation of stairway carpet and rooms where it applies. |
